“Farmers hold all power”: Redit post calls on the Dubai rental market “frustrating maze” with minimal protection of the tenant, hidden taxi

The Dubai rental market is a complex landscape, largely favoring landowners and real estate agents, often to the detriment of tenants through inflexible payments, hidden fees and minimal protection for the tenant, claims a recent Reddit.

In the complex post, “Rediter” complained that unlike most global cities where rent is usually paid monthly, Dubai landowners often require tenants to pay in one, two or four checks for the whole year. This structure is incorrectly set with the usual cycles of income, forcing tenants to manage significant payments in advance.

Dubai real estate agents play an important role in the rental market, but often offer limited support for tenants. “Dubai’s real estate agents make little, but they collect huge committees (5% of the annual rent) as they climb landlords. They excite the properties, disappear under the deal and ignore the tenant’s concerns – leaving them hire helplesses in disputes.”

Safe deposits that do not return are another controversial question. Farmers are routinely looking for significant deposits, but the announcement suggests that they rarely return completely. “A little bit of wear and tear? Disappeared. Vomiting? Revoked. In many cases, tenants never see this money again,” the user complained.

Further complicate the situation for tenants is hidden fees. Tenants are often required to pay additional costs for registration of Ayari and contract renewal. In addition, the choice to pay rental monthly, as it is standard elsewhere, causes additional costs, making the flexibility expensive on this market.

The system is characterized by a lack of alignment in the real world with the tenant’s income cycles, creating financial pressures for many residents. The inflexible payment structures and additional administrative costs deteriorate the financial burden set on tenants, mostly immigrants. This system appears designed to primarily benefit the landowners, with the established minimum protection of the tenant.

Post Reddit has caused a long discussion with users most agree with the user. “This is absolutely ridiculous. Banks don’t even give you a decent interest, but landlords have found a way to make easy money. They take huge amounts of rent in advance, keep your money for months and act as if they are a service,” the user said.

“One option is to try to rent directly from the property management companies. Dubai, and the United Arab Emirates, are now focused on homeowners, not for housing renters. The faster you can move from the second to the former, the more likely you are to continue your stay in Dubai.”
